Please refer to the project responsibilities matrix for the project which appears on sheet G001. This matrix is used to outline the responsibilities of the various parties to the construction project including the General Contractor, The Owner, Owner's Vendor(s), and Landlord.
All communication related to the project must be in written form. Verbal instructions will not supersede any written instruction in any case. Written communication to the Architectural, Deisgn, and Engineering team must be directed to Brick & West in writing. PROJECT GENERAL REQUIREMENTS
1. GENERAL CONTRACTOR TO CHALK ALL WALLS AND ELEMENTS SHOWN ON THE LAYOUT CONTROL PLANS (SHEETS A050-A099) AND REVIEW WITH OWNER ON SITE TO OBTAIN APPROVAL PRIOR TO COMMENCING FRAMING OF WALLS, CEILINGS, AND BUILDING ENVELOPE OPENINGS OR POURING OF CURBS.
2. GENERAL CONTRACTOR TO PRESENT OWNER WITH OPTIONS FOR ALL EXTENDED WARRANTIES WITH ASSOCIATED COST AND DOCUMENTATION.
3. ALL DRYWALL SHALL BE LEVEL 5 FINISH FOR THIS PROJECT.

1. THE CONTRACTOR SHALL VERIFY EXISTING FIELD CONDITIONS BEFORE PROCEEDING WITH ANY WORK. THE CONTRACTOR SHALL NOTIFY BRICK & WEST OF ANY DISCREPANCIES, UNFORESEEN, OR UNUSUAL CONDITIONS THAT MAY BE UNCOVERED AND RECEIVE WRITTEN INSTRUCTIONS FROM BRICK & WEST BEFORE PROCEEDING WITH THE WORK.
2. THE CONTRACTOR IS RESPONSIBLE FOR VERIFICATION OF ALL DIMENSIONS AND EXISTING FIELD CONDITIONS PRIOR TO COMMENCEMENT OF ANY WORK. ANY DISCREPANCIES BETWEEN FIELD CONDITIONS AND THESE DRAWINGS MUST BE REPORTED TO BRICK & WEST AND OWNER’S REPRESENTATIVE IMMEDIATELY. 8. CONTRACTOR SHALL ASSURE THAT FIRE PROTECTION AND SAFETY DURING CONSTRUCTION COMPLY WITH NFPA 101 AND OSHA, AS WELL AS REQUIREMENTS OF THEIR RESPECTIVE INSURANCE CARRIERS(S).
9. THE CONTRACTOR SHALL FOLLOW ALL STANDARDS, LAWS AND ORDINANCES IN THE DISCOVERY, HANDLING, AND DISPOSAL OF HAZARDOUS MATERIALS IF ANY.
10. FIRE PROTECTION SYSTEM SHALL MEET ALL APPLICABLE CODES. FIRE PROTECTION CONTRACTOR SHALL MEET UNDERWRITER’S REQUIREMENTS. FIRE SPRINKLER AND FIRE ALARM SYSTEMS MUST BE INSTALLED PER CURRENTLY GOVERNING APPLICABLE NFPA STANDARDS. SUB CONTRACTOR TO SUBMIT DEFERRED SUBMITTAL AND INCLUDE PERMIT FEE

13. EXISTING SITE CONDITIONS MAY REQUIRE REPAIR AT THE DIRECTION OF GOVERNING REGULATORY AUTHORITIES, AND AS SUCH ARE NOT ADDRESSED IN THESE PLANS.
14. CONTRACTOR SHALL BE RESPONSIBLE FOR ALLOWING DELIVERY LEAD TIMES FOR ALL CONSTRUCTION WITHIN THE CONSTRUCTION SCHEDULE. ALL DELIVERY TIMES MUST BE CONFIRMED, AND ANY EXCESSIVE LEAD TIMES MUST BE BROUGHT TO THE OWNER’S REPRESENTATIVE AND BRICK & WEST'S ATTENTION IMMEDIATELY TO ALLOW FOR RE-SPECIFICATION IF NECESSARY.
15. LIGHTING FIXTURE LOCATIONS TO BE PER LOCATION SHOWN ON CONTRACT DOCUMENTS. DEVIATION FROM PLAN DUE TO MECHANICAL OR OTHER INTERFERENCE OR CONFLICT MUST BE APPROVED BY BRICK & WEST.
16. THE SITE SHALL BE THOROUGHLY CLEANED UPON COMPLETION OF THE GENERAL CONTRACTOR'S WORK. ANY DAMAGE RESULTING FROM CONSTRUCTION TRAFFIC OR OPERATIONS ON, OR ADJACENT TO THE SITE MUST BE REPAIRED/REMEDIATED TO THE SAME CONDITIONS AS THEY WERE PRIOR TO START OF DEMOLITION / CONSTRUCTION.
17. THE GENERAL CONTRACTOR SHALL SUBMIT COPIES OF SUBMITTALS AND SHOP DRAWINGS TO BRICK & WEST PRIOR TO PURCHASE OR FABRICATION FOR REVIEW.
18. SHOP DRAWINGS SHALL SHOW ALL DIMENSIONS AND CONDITIONS AND SHALL BE SUBMITTED IN A FORMAT THAT CROSS-REFERENCES BACK TO THE CONTRACT DOCUMENTS. DIMENSIONS ARE TO BE SUPPLIED IN FEET AND INCHES.
19. NO SUBSTITUTION WILL BE REVIEWED FOR ANY MATERIALS AND/OR ITEM OF MANUFACTURE CALLED FOR IN THE CONTRACT DOCUMENTS WHICH IS NOT OF EQUAL QUALITY AND PERFORMANCE AND WHICH DOES NOT POSSESS EQUIVALENT DESIGN AND/OR AESTHETIC CHARACTERISTICS TO THOSE OF THE SPECIFIED MATERIAL OR ITEM.
20. UTILITY INFORMATION REPRESENTED ON THIS SITE PLAN IS FOR GENERAL REFERENCE ONLY AND NOT A REPRESENTATION OF AS-BUILT CONDITIONS. GENERAL CONTRACTOR SHALL VERIFY ALL EXISTING UTILITY AND INFRASTRUCTURE CONDITIONS AND REPORT ANY DISCREPANCIES TO BRICK & WEST.

23. INFORMATION ON THIS OVERALL SITE PLAN IS SUPPLIED BY THE OWNER VIA THE ALTA SURVEY. BRICK & WEST AND ITS CONSULTANTS AND SUBCONTRACTORS ARE NOT RESPONSIBLE FOR THE ACCURACY OF THE INFORMATION CONTAINED HEREIN. GENERAL CONTRACTOR IS RESPONSIBLE FOR VERIFICATION OF ALL EXISTING CONDITIONS INCLUDING BUT NOT LIMITED TO UTILITY INFRASTRUCTURE.

GENERAL DEMOLITION NOTES
1. WHEREVER POSSIBLE, BRICK & WEST HAS SUPPLIED EXISTING CONDITIONS PLANS TO TEH GENERAL CONTRACTOR INCLUDING ANY AND ALL PLANS MADE AVAILABLE TO BRICK & WEST BY THE OWNER. THE PLANS TYPICALLY INCLUDE AS-BUILT CIVIL, LANDSCAPE, UTILITY, SHELL AND PREVIOUS TENANT IMPROVEMENT PLANS AS APPLICABLE. THE GENERAL CONTRACTOR IS REQUIRED TO REVIEW THIS MATERIAL TO FULLY UNDERSTAND THE EXISTING CONDITIONS IN CONJUNCTION WITH ANY AND ALL NECESSARY ON-SITE DUE DILIGENCE INCLUDING BUT NIT LIMITED TO EXPLORATORY DEMOLITION (AS REASONABLE AND PERMITTED BY THE OWNER), GROUND-PENETRATING RADAR, UTILITY CAMERA INVESTIGATION AND SO ON.
2. GENERAL CONTRACTOR SHALL COORDINATE THE SEQUENCE OF DEMOLITION FOR THE PROJECT WITH THE OWNER. A WRITTEN SCHEDULE SHALL BE SUPPLIED THAT COORDINATES ANY AND ALL REQUIREMENTS FOR ONGOING OPERATIONS OF ADJACENT BUSINESSES AND ALL NEEDS FOR OPERATIONAL ACCESS FOR THE PUBLIC TO AND FROM THE ADJACENT FACILITIES. ALL TEMPORARY FACILITIES NECESSARY TO MAINTAIN ACCESS FOR THE PUBLIC TO / THROUGH THESE AREAS IS THE RESPONSIBILITY OF THE GENERAL CONTRACTOR.
3. GENERAL CONTRACTOR TO PROVIDE A STAGING PLAN FOR THE DEMOLITION AND CONSTRUCTION WORK FOR THE PROJECT THAT CLEARLY DEPICTS THE LOCATIONS OF ALL TEMPORARY CONSTRUCTION FACILITIES, RECEIVING, MATERIALS AND EQUPIMENT STAGING, AND CONSTRUCTION ACCESS. THE PLAN IS TO BE AGREED UPON BY OWNER PRIOR TO COMMENCEMENT OF ANY WORK ON THIS SITE.
4. THE CONTRACTOR(S) SHALL VERIFY EXISTING FIELD CONDITIONS BEFORE PROCEEDING WITH ANY WORK. THE CONTRACTOR SHALL NOTIFY NOTIFY BRICK & WEST OF ANY DISCREPANCIES, UNFORESEEN, OR UNUSUAL CONDITIONS THAT MAY BE UNCOVERED AND RECEIVE WRITTEN INSTRUCTIONS FROM BRICK & WEST BEFORE PROCEEDING WITH THE WORK.
5. ALL TRADES SHALL COORDINATE THEIR PHASE OF WORK WITH THE OTHER DISCIPLINES AND TRADES INVOLVED. IN THE SAME, DONE TO THE WORK OF OTHER TRADES AND SHALL BE RESPONSIBLE FOR THE REPAIR OF DAMAGE .
6. GENERAL CONTRACTOR SHALL ASSURE THAT FIRE PROTECTION AND SAFETY DURING CONSTRUCTION COMPLY WITH LOCAL FIRE SAFETY AUTHORITY AS WELL AS REQUIREMENTS OF THEIR RESPECTIVE INSURANCE CARRIER(S).

10. ALL FIRE SAFETY EQUIPMENT (SMOKE DETECTORS, PUBLIC ADDRESS SPEAKERS, FIRE ALARM BOXES, FIRE SPRINKLER LINES AND HEADS, ETC.) ACCESIBILITY NOTES: BENCHES / BANQUETTES / BOOTHS
Per ADAAG 903 Benches 903.1 General. Benches shall comply with 903. 903.2 Clear Floor or Ground Space. Clear floor or ground space complying with 305 shall be provided and shall be positioned at the end of the bench seat and parallel to the short axis of the bench. 903.3 Size. Benches shall have seats that are 42 inches (1065 mm) long minimum and 20 inches (510 mm) deep minimum and 24 inches (610 mm) deep maximum. 903.4 Back Support. The bench shall provide for back support or shall be affixed to a wall. Back support shall be 42 inches (1065 mm) long minimum and shall extend from a point 2 inches (51 mm) maximum above the seat surface to a point 18 inches (455 mm) minimum above the seat surface. Back support shall be 2½ inches (64 mm) maximum from the rear edge of the seat measured horizontally. 903.5 Height. The top of the bench seat surface shall be 17 inches (430 mm) minimum and 19 inches (485 mm) maximum above the finish floor or ground. 903.6 Structural Strength. Allowable stresses shall not be exceeded for materials used when a vertical or horizontal force of 250 pounds (1112 N) is applied at any point on the seat, fastener, mounting device, or supporting structure.

Reviews of project submittals and any corrections or comments made are for general conformance with the project requirements indicated in the Contract Documents and consistency with general design intent. 2. GENERAL CONTRACTOR SHALL COORDINATE THE SEQUENCE OF DEMOLITION FOR THE PROJECT WITH THE OWNER. A WRITTEN SCHEDULE SHALL BE SUPPLIED THAT COORDINATES ANY AND ALL REQUIREMENTS FOR ONGOING OPERATIONS OF ADJACENT BUSINESSES AND ALL NEEDS FOR OPERATIONAL ACCESS FOR THE PUBLIC TO AND FROM THE ADJACENT FACILITIES. ALL TEMPORARY FACILITIES NECESSARY TO MAINTAIN ACCESS FOR THE PUBLIC TO / THROUGH THESE AREAS IS THE RESPONSIBILITY OF THE GENERAL CONTRACTOR.
3. GENERAL CONTRACTOR TO PROVIDE A STAGING PLAN FOR THE DEMOLITION AND CONSTRUCTION WORK FOR THE PROJECT THAT CLEARLY DEPICTS THE LOCATIONS OF ALL TEMPORARY CONSTRUCTION FACILITIES, RECEIVING, MATERIALS AND EQUPIMENT STAGING, AND CONSTRUCTION ACCESS. THE PLAN IS TO BE AGREED UPON BY OWNER PRIOR TO COMMENCEMENT OF ANY WORK ON THIS SITE.
4. THE CONTRACTOR(S) SHALL VERIFY EXISTING FIELD CONDITIONS BEFORE PROCEEDING WITH ANY WORK. THE CONTRACTOR SHALL NOTIFY NOTIFY BRICK & WEST OF ANY DISCREPANCIES, UNFORESEEN, OR UNUSUAL CONDITIONS THAT MAY BE UNCOVERED AND RECEIVE WRITTEN INSTRUCTIONS FROM BRICK & WEST BEFORE PROCEEDING WITH THE WORK.
5. ALL TRADES SHALL COORDINATE THEIR PHASE OF WORK WITH THE OTHER DISCIPLINES AND TRADES INVOLVED. IN THE SAME, DONE TO THE WORK OF OTHER TRADES AND SHALL BE RESPONSIBLE FOR THE REPAIR OF DAMAGE .
6. GENERAL CONTRACTOR SHALL ASSURE THAT FIRE PROTECTION AND SAFETY DURING CONSTRUCTION COMPLY WITH LOCAL FIRE SAFETY AUTHORITY AS WELL AS REQUIREMENTS OF THEIR RESPECTIVE INSURANCE CARRIER(S).
7. THE CONTRACTOR SHALL FOLLOW ALL STANDARDS, LAWS & ORDINANCES IN THE DISCOVERY, HANDLING, & DISPOSAL OF HAZARDOUS MATERIALS IF ANY.
8. CLARIFY ALL DISCREPANCIES RELATIVE TO CONSTRUCTION DOCUMENTS, SPECIFICATIONS AND FIELD CONDITIONS PRIOR TO SUBMITTING BIDS AND COMMENCING WORK.
9. THE CONTRACTOR SHALL EXAMINE THE JOB SITE, CONFIRM ALL UTILITY LOCATIONS, SIZES, PRESSURES, ETC., AND PROTECT, RELOCATE, CONNECT OR REMOVE AS NECESSARY FOR TOTAL PROJECT COMPLETION.
10. ALL FIRE SAFETY EQUIPMENT (SMOKE DETECTORS, PUBLIC ADDRESS SPEAKERS, FIRE ALARM BOXES, FIRE SPRINKLER LINES AND HEADS, ETC.) AND THE ASSOCIATED CONDUIT AND WIRING SYSTEM SHALL BE PROTECTED FROM ANY PHYSICAL DAMAGE DURING DEMOLITION AND SUBSEQUENT CONSTRUCTION. RELOCATION OF SMOKE DETECTORS, PUBLIC ADDRESS SPEAKERS AND FIRE ALARM AND SPRINKLER EQUIPMENT, NECESSITATED BY NEW CONSTRUCTION, SHALL BE ACCOMPLISHED AS A FIRST PRIORITY, AND PER THE PLANS. NOTIFY BUILDING SECURITY AND BUILDING MANAGER OF DAMAGED OR DISABLED SYSTEMS AND REPAIR OR REPLACE DAMAGED SYSTEMS IMMEDIATELY.
11. CONTRACTOR TO CONFIRM THE EXTENT OF ITEMS TO BE SALVAGED WITH OWNER PRIOR TO THE COMMENCEMENT OF WORK. IF ANY QUESTIONS ARISE AS TO THE REMOVAL OF ANY MATERIAL, CLARIFY THE POINT IN QUESTION WITH BRICK & WEST OR OWNER BEFORE PROCEEDING.
12. DISCONNECT AND REMOVE ALL UNUSED LIGHTING AND POWER BRANCH CIRCUIT WIRING AND CONDUIT BACK TO THEIR SOURCE(S).
13. THE CONTRACTOR SHALL DISCONNECT AND REMOVE ALL EXISTING LIGHTING, POWER AND SYSTEMS FROM AREA OF RENOVATION OR AS REQUIRED TO ACCOMMODATE DEMOLITION WORK. EXCEPT FOR ITEM SPECIFICALLY NOTED TO REMAIN ON THE DRAWING. COORDINATE ALL REMOVAL WITH THE GENERAL CONTRACTOR. THE CONTRACTOR IS HEREBY ADVISED THAT THESE DRAWINGS DO NOT LOCATE ALL EXISTING WIRING AND/OR EQUIPMENT WHICH MUST BE REMOVED, REWORKED, RELOCATED, ETC. TO ACCOMMODATE DEMOLITION AND RECONSTRUCTION WORK IN THE EXISTING BUILDING. 17. HAZARDOUS MATERIAL NOTE: CONTRACTOR SHALL STOP WORK AND INFORM OWNER IMMEDIATELY IN WRITING OF ANY HAZARDOUS MATERIAL ENCOUNTERED OR THOUGHT TO BE HAZARDOUS MATERIAL. THE OWNER, AFTER RECEIVING WRITTEN NOTICE SHALL INSTRUCT CONTRACTOR ON HOW TO PROCEED.

ACCESIBILITY NOTES: BENCHES / BANQUETTES / BOOTHS
Per ADAAG 903 Benches 903.1 General. Benches shall comply with 903. 903.2 Clear Floor or Ground Space. Clear floor or ground space complying with 305 shall be provided and shall be positioned at the end of the bench seat and parallel to the short axis of the bench. 903.3 Size. Benches shall have seats that are 42 inches (1065 mm) long minimum and 20 inches (510 mm) deep minimum and 24 inches (610 mm) deep maximum. 903.4 Back Support. The bench shall provide for back support or shall be affixed to a wall. Back support shall be 42 inches (1065 mm) long minimum and shall extend from a point 2 inches (51 mm) maximum above the seat surface to a point 18 inches (455 mm) minimum above the seat surface. Back support shall be 2½ inches (64 mm) maximum from the rear edge of the seat measured horizontally. 903.5 Height. The top of the bench seat surface shall be 17 inches (430 mm) minimum and 19 inches (485 mm) maximum above the finish floor or ground. 903.6 Structural Strength. Allowable stresses shall not be exceeded for materials used when a vertical or horizontal force of 250 pounds (1112 N) is applied at any point on the seat, fastener, mounting device, or supporting structure.

Reviews of project submittals and any corrections or comments made are for general conformance with the project requirements indicated in the Contract Documents and consistency with general design intent. Corrections or comments made do not relieved the General Contractor of responsibility under the Contract Documents. Contractor is responsible for safety at the site, dimensions which should be measured and confirmed at the site, information that pertains to fabrication, process, means, methods, techniques, sequences, and procedures of construction, coordination of the work of all trades, performance of any equipment installed that deviates from what is specified in the Contract Documents, and performing the work in a safe and satisfactory manner.
Any substitutions in items specified in the Contract Documents must match the performance of those items originally specified as the basis of design, per the Contract Documents and Project Specifications.
